My job involves talking to tenants on the phone about issues in their homes. I now have more confidence recommending things the residents can do themselves to help avoid issues arising in the first place.

Condensation, damp and decay training course overview

Condensation is a common cause of damp, which damages properties, harms the health of residents, increasing the risk of respiratory illness and leaves housing associations with a big hole in repairs budgets. It damages the structure and safety of walls, rots wood and furniture (allowing for infestations of mites) and loosens wallpaper, plaster and paintwork. To safeguard against these frequent and widely spread conditions, specialist knowledge and skills are required.

Our course teaches how to recognise problems linked to condensation and the best course of action to take to prevent these problems spiralling. Methods of damp proofing treatment and repair will be covered and tips for successful damp proofing.

Condensation, damp and decay part 1 can be taken as a standalone course or as one of five modules that make up a nationally recognised qualification – the Upkeep Training/ABBE Certificate in Diagnosing Defects and Ordering Repairs.

What the course covers

  • The likely causes of condensation, damp and mould growth
  • The difference between condensation, water penetration and rising damp
  • The link between heating, ventilation, lifestyle and condensation
  • Strategies to reduce and avoid condensation, damp and mould growth
  • Modern building methods and how they can exacerbate the problem
  • The implications of a landlord’s failure of duty in relation to legislation and the courts
  • Advising residents about reducing condensation
  • Infestations and rot
